In an effort to further educate tenants and lease owners (aka
landlords) about their rights and obligations in conjunction with
residential rental transactions, the Arizona Association of REALTORS® (AAR) has developed two new consumer advisories. As of March 28, 2013, AAR will maintain on its website a Tenant Advisory and a Lease Owner’s Advisory.
Each advisory provides the consumer with a wealth of information
relevant to residential rental transactions with citations to applicable
portions of Arizona’s Residential Landlord & Tenant Act. Designed
to be utilized online, the documents direct consumers, via hyperlink in
the electronic version, to sources of additional information. For organizational purposes, each advisory is divided into sections. The Tenant Advisory consists of four sections:
Common documents a tenant should review;
Tenants rights and obligations;
Additional information; and
Additional resources.
Because many real estate licensees will seek to have the tenant acknowledge receipt of the Tenant Advisory, the last page consists of an acknowledgment that contains a signature block and prompt for the tenant’s initials. The Lease Owner’s Advisory similarly consists of four sections:
Owner’s responsibilities and statutory requirements;
Common documents and disclosures;
Lease owner’s rights and obligations; and
Additional resources.
The final page of the Lease Owner’s Advisory contains a list of ten questions a lease owner should ask when considering having their property professionally managed. Use of these two advisories should result in more informed tenants
and lease owners by providing each with valuable resources and guidance.
AAR will routinely update these documents on its website as laws change
and new issues arise. AAR would like to thank the following individuals who served as

Why Every New Home Buyer Needs the Representation of a Realtor
New home sales here in Phoenix are UP, and have been for some time NOW, and here in
the Phoenix Area buyers are searching for a Newly Constructed or
yet-to-be-constructed home. Unlike conventional home buyers, these
buyers are generally less knowledgeable about real estate than the HOME
SELLER are, since the sellers of NEW HOMES are DEVELOPERS and that’s
what they do for a living. Because of the special complexities of a new
home purchase, BUYERS are in desperate need of representation and
counseling. Buyers NEED there OWN Representation. But many buyers feel when purchasing a New home, that they don't need a Realtor. When in fact it is preferred. Realtors Are Your Advocate During the Process * Bring A REALTOR * The
new Home Builder will have you sign a waver letting you know that THEY
represent THE BUILDER NOT YOU!
Employing the services of a Realtor, particularly when purchasing a
newly constructed home, will give buyers an extra line of defense
against many of the common issues that arise during the buying process.
Rather than battling the builder ALONE when problems arise during
construction, your Realtor will take matters into their own hands and
work to assure that any problem is corrected in a way that is suitable
to you. Realtors are also experienced in contracts and contract negotiations.
While the wording of a contract may be somewhat cryptic to the buyer, a
Realtor can clarify any wording that is confusing and work to get
changes made to contract stipulations that are unsuitable. This will
help to prevent misunderstandings and misleading contract terms that are
binding, once a purchase agreement is signed.
Still Want to Go It Alone?
While some have successfully purchased homes directly from a builder,
buyers should ask themselves if this is a risk that they are willing to
take. In most cases, the peace of mind and protecting that is given by
using a Realtor is well worth their commission. By choosing to purchase a
newly constructed home through a Realtor, the likelihood of a positive
outcome is almost assured, from start to finish.
Buyer Advisory- This Advisory is supplemental to obtaining professional property inspections. Professional property inspections are absolutely essential: there is no practical substitute for a professional inspection as a measure to discover and investigate defects or shortcomings in a property.

I love chicken and dumplings, and always have. If I see it on a menu I order it. My problem is "I have never made chicken & dumplings that I like." (9 out of 10 times it good, very good, but not what I am looking for. I am very critical of my chicken & dumplings. I am always looking for the perfect dumpling recipe. The soup stock I can make, it's the dumplings. I like the heaver, dense dumpling. My hunt for that perfect dumpling continues!
Dumplings
British / Irish typically make dumplings from flour, fat and a leavening agent, and flavor them with spices or herbs. The dumplings are boiled or steamed and served in a stew or soup. In Italy, ravioli is made from a flour dough that is cut into squares and filled with meat or cheese and boiled, myself I love the Italian gnocchi, I am crazy for gnocchi, my favorite. Gnocchi are small dumpling made from potato & flour that is boiled and served with a sauce, gravy or pesto. I love a roasted tomato pesto with my gnocchi and love to add gnocchi to soup. Then the popular American dish chicken and dumplings, pieces of dough boiled in a chicken-based soup. Scandinavian, northern Europe cooking often uses potato dumplings, or flour dumplings.. In German / Hungarian cooking, a variety of dumplings can be found, German spatzle (a small, boiled dumpling made from egg and flour) to sweeter dumplings made by wrapping fruit in a dough and baking it. I love dumpling, lets see what I can do today.
DUMPLINGS: This makes a lot of dumplings.. and it's all about the dumplings.
4eggs
2 tablespoonsolive oil
1 tablespoonsalt
1 teaspoonblack pepper
2 cupswater
4 cupsall-purpose flour OOPS almost forgot, I put some fresh thyme and fresh basil in my dough.
Stir eggs, oil, 1 tablespoon salt, and 1 teaspoon pepper with 2 cups water. Add flour, and stir, mix well. Use large spoon and knife, scoop a spoonful of the dough and cut small pieces into the broth. Use all the dough and you will have lots of dumplings. Stir, cover, and simmer for about 15 minutes.
