F.Q. Story Historic District to host annual home tour 2013

F.Q. Story Historic District 29th Annual Christmas Home Tour will take place from 6 to 9 p.m. Dec. 7; 11 a.m. to 5 p.m. Dec. 8 at 9th Avenue and Willetta Street in Downtown Phoenix. 

Ten homes will be featured this year.

The F.Q. Story Historic Neighborhood was named after the prestigious land-owner of the area in the 1900's - Francis Quarles Story. A strategic default is the decision by a borrower to stop making payments (i.e. default) on a debt despite having the financial ability to make the payments.
This is particularly associated with residential and commercial mortgages, in which case it usually occurs after a substantial drop in the house's price such that the debt owed is (considerably) greater than the value of the property — the property negative equity or "underwater" — and is expected to remain so for the foreseeable future, such as following the bursting of a real estate bubble. Such borrowers are called "walkaways."

This occurs when a homeowner is able to pay their mortgage but because they are underwater or simply sick of the level of deficiency they decide to stop paying. If you voluntarily walk away from your mortgage because you owe more than the home is worth, are you a bad person? Should you even care?

The answer is pretty simple: To secure your financial future, point blank!  Let's look at your other options...
1.  Do Nothing:  Your lender will file for foreclosure against you, and eventually attempt to sell your home at a sheriff sale, where the will not receive anywhere close to what you owe on the property.  They will sue you and obtain a deficiency judgement for the difference between the total amount that was owed (including fees) and the amount they were able to sell it for.  You will have a completed foreclosure on your credit for 7-10 years or more, and will not be able to buy another home with conventional financing for MANY MANY years.
2.  Get a Loan Modification:  IF your lender grants you a modification after many months of deliberating, they will take the amount you are behind and add it to your balance (this puts you further behind since you probably ALREADY owe more on the house than it is worth).  IF you're lucky, they will drop your interest rate a couple of points.  However, due to the amount they put back onto your balance, your saving will not be very significant.  A study of modified loans showed that close to 90% of the homeowners were in foreclosure again within 2 years!
3.  Just give the house back to the bank:  This is known as a deed in lieu of foreclosure.  The bank still may have the right to pursue you for a deficiency judgement and if you have a second mortgage company, they will most likely not agree unless you sign a promissory note for the balance.  You still must pay the second mortgage!!!  This will also have a VERY negative impact on your credit rating!

My 1st Home - Will it be my Dream Home?

That is the question for all those 1st time Home Buyers.... Well the reality is that your 1st HOME most likely will not be your Dream Home.  I have taken out several 1st Time Home Buyers last month and we have had to put offers on several properties to land one. Not to rain on anyone's parade, but that is the Reality.  Then, if that offer is on a Short-Sale you could be waiting months and months and still not land the HOME!
You have to be on your toes today. it almost feels like I am back in 2005-2006 writing offers on the hood of cars, and the investors are out in numbers, making offers on everything.

Don't get me wrong it is a great time to buy!! With the 8K tax credit and low interest rates. Just remember it will take a little time. How long will it take, I don't know..everyone is different. BUT you will know when you walk through the door.

6 Historic Willo Homes



Willo Neighborhood History
Nestled in the very heart of urban Phoenix, Willo was once the epitome of suburbia - a collection of subdivisions on the outskirts of the small, but thriving metropolis of Phoenix. The Willo neighborhood between 7th and Central Avenues can be divided into two sections. J. P. Holcomb used a Homestead Patent in 1878 to acquire and settle the southern portion of Willo between Encanto Blvd. and McDowell. Mr. Holcomb acquired the northern portion, between Thomas Rd. and Encanto Blvd. in 1886 through a Timber Culture Land Patent.

For the next 20 years or so, the land was primarily for agricultural purposes and lay on the outskirts of town. In the early 1900's, four subdivisions were platted, containing home sites with long narrow lots. In the early 1920s, Home Builders, a residential construction firm, built 41 homes in the Bungalow style. During the mid to late 1920s Phoenix, like the rest of the West, experienced tremendous growth and a building boom.

Standards were set for residential construction, and "exhibition houses" (now called model homes) were developed to market the new construction. Most of the building activity in Willo during this period occurred in the N. Kenilworth and Broadmoor subdivisions, and included a "Spanish Rancho Home" exhibition house.

During the 1930's the Period Revival movement brought tremendous variety in architectural styles, including Tudor Revival, Greek Revival, American Colonial Revival, Spanish Colonial Revival and Pueblo Revival. However, the Depression brought construction to a near standstill. The mid to late 1930s and the development of the Federal Housing Administration (FHA) brought construction back to Willo. Construction from this period and later years often featured French Provincial and Monterey styles, with an architectural design that would eventually become what we know today as the Ranch Style house. Construction was also more standardized due to the influence of the FHA and other government-imposed standards. Most of these newer homes are found in the northern section of Willo.

In all, 22 separate subdivisions were platted and developed in Willo by various entrepreneurs from the turn of the century up to the beginning of WWII. Eventually, with the growth of Phoenix over the last century, the individual subdivisions platted by early developers were forgotten and the area blended into one cohesive whole. Unfortunately, the amazing growth of the city resulted in the encroachment of commercial development on what were once quiet suburbs. In the 1980s, residents of Willo successfully lobbied for status as a special conservation district, achieving historic status and assuring that this beautiful part of Phoenix history will be preserved for the enjoyment of future generations.
