Feng Shui is the Chinese system of living harmoniously with the natural elements and forces of earth. At its core is a regard to chi (pronounced "chee"). "Chi is invisible energy that runs through all things - animate and inanimate. In order to live well and prosper, Feng Shui practitioners believe you need a healthy flow of this force in and around your home," says Parziale. "Chi is energy, and when it is absent, life can be 'blocked' and filled with obstacles."


Where positive (good) chi gathers, life can be filled with opportunities and luck. Therefore, you must assess how the chi is running through your home space and correct anything that prevents the adequate flow of the energy. Feng Shui is the art of creating living and working spaces that are comfortable, supportive, attractive and harmonious with their environments. The main goal of Feng Shui is based on the premise that people lead healthier, happier and more prosperous lives when their interior space is in balance.

There are two types of chi: positive/good chi and negative chi. The goals in Feng Shui are to deflect/diffuse the negative and enhance the good chi. For example, in the bedroom, place your bed against the wall, but not in between two doors and never exposed to a window. The bed should have no clutter underneath so that positive energy can flow around it.

Love is very powerful. If you do not have a favorable attachment to objects in your room, remove them from your space. Only fill your home with things you love and have good energy attached to them.

Create good energy in all areas of the home. For example, a dining room cramped with stuff and clutter can possibly create a feeling of pressure in family relationships and inhibit good digestion. Too much heavy and dark furniture - especially when squeezed into very small space - also generates a heavy dark feeling and blocks the flow of energy.

Fix everything in the home that is broken, chipped and not working.

De-Clutter the home. Clutter prevents the flow of good chi, symbolizing stagnant, choked energy. To let the good chi in, keep your home orderly.

Trustee Sales

It's NOT just a job, it's fun, exciting, it's get the blood boiling...Trustee Sales. Arizona is flooded with properties that are reverting back to the lender through a trustee sale. I have been so lucky to work with a few CA investors and we have been hitting the Trustee Sales and have landed quite a few properties.



The basic requirements for bidding at a trustee sale is:

1. $10,000.00 Cashiers check

2. Ability to pay cash for property by 5 p.m. the next day. (if you are the successful bidder but unable to close transaction by 5 p.m. the next day - $10,000.00 will be forfeited)

3. Nerves, stress and excitement exist while standing on the steps of the courthouse. As the caller, quietly calls the sale, you strain to hear the number you came to bid on. Some are not cut out for all this excitement.

I wanted to let everyone know about what happened with Discount Locksmith.

This really rubs me the wrong way...

I have a property getting ready around the 1st of December, I represent the buyer.
We had the home inspection done and the outside utility room was locked, just a regular lock with the key hole in the nob, a $12.99 lock.
The key was missing and we could not get into the room and that is where the hot water heater was.
I called the listing agent and she called a locksmith. "Discount Locksmith in Phoenix 602-235-0631...
He charged her $250.00 to re key the lock...yes, you heard me correct $250.00 .... Discount Locksmith my ass. The selling agent told me that and my blood started to boil and it did not cost me a dime.
So, I just called Discount Locksmith in Phoenix AZ 602-235-0631 and asked them how much to come today and re key a lock and I was told $35.00 service call and $19.95 and up depending on the lock...Well this was a cheap door lock..
The owner Adam just called me back and said yes, he could of put a new lock on cheaper BUT no one said we wanted a new lock.... He yelled and screamed and said his price was below other locksmiths.

Talk about getting ripped off... I urge every agent out there in Phoenix and or other States to call Discount Locksmith in Phoenix AZ 602-235-0631 and give them hell, also Do Not use this company. This was wrong and uncalled for...

What is the first Thanksgiving you can remember?

Mine was at my grandma's home in the countryside of New York a little town called Westfield. I remember the family driving from Erie, PA about a 40min drive to granny's. All of my cousins and Aunts and Uncles would be there. My Cousins and we were a pretty big bunch would go off in the woods to swing on a tree vine across a deep ditch.. What great memories I have. Even the Thanksgiving when the dog grabbed the Turkey off the table... That's when it was great to be Thankful that we are Italian because the turkey was gone but all good Italians always have a side of Pasta.



Thanksgiving is a time to sit back and be thankful for the many blessings that you have been given. Every day you are given is a gift...make the most of it.

Fannie & Freddie To Suspend Foreclosures Through New Year

A Little Holiday Cheer

Additional Time Taken To Implement New Program

The initiative has come down from Fannie Mae and Freddie Mac to their network of servicers to halt all foreclosure and eviction proceedings between Nov. 26 2008 and Jan. 9, 2009, meant to give a recently announced rescue plan time to work.


The move is expected to give Fannie and Freddie additional time implement the new streamline modification recently announced and set to launch December 15th. The plan enables delinquent borrowers to get a modified mortgage that lowers payments to no more than 38% of their gross incomes.


"By delaying these foreclosure sales, the nation's servicers will have the opportunity to work with more borrowers who could qualify for a modification under the new [program]," said Freddie Mac CEO David M. Moffett in a statement.


As a result, Freddie has told its servicers to immediately contact the 6,000 borrowers who already have auction sales or evictions scheduled for between the specified dates to tell them the sales are postponed. Fannie estimated that 10,000 of its borrowers will be affected. Borrowers facing eviction between Nov. 20 and Nov. 26 were not expected to get relief.


The foreclosure suspension affects only a small percentage of homeowners facing foreclosure over the next two months. Although Fannie and Freddie mortgages account for more than half of all mortgages, they have relatively few of the most risky subprime loans at the center of the foreclosure crisis.
"The vast majority of what's going into foreclosure are not Fannie Freddie loans," said Freddie Mac spokesman Brad German.


The Fannie, Freddie plan was unveiled on Nov. 11. Eligibility is determined by several factors: Homeowners must be 90 days or more late in their mortgage payments, owe at least 90% of their home's current value, live in the home on which the mortgage was taken and have not filed for bankruptcy.


The mortgage rate could be lowered to as little as 3% for five years. After that, it would increase by 1 percentage point a year until it hits either the market rate or the original interest rate, whichever is lower.
Unlike previous federal efforts, participation by servicers is not voluntary. However, as mentioned in previous articles, this plan may not affect a great deal of at risk borrowers. We will continue to provide details of this plan and others as they roll out.

Bargain Hunters Help Shrink Housing Glut

Lower home prices are luring some buyers back into the U.S. housing market, but foreclosures and a weakening economy are likely to keep downward pressure on prices for at least another year, economists say.

A quarterly Wall Street Journal survey of housing data in 28 major metro areas shows that the glut of unsold homes listed for sale is shrinking in most of them. In many cases, sales have been stimulated by investors who are grabbing what they see as bargains on homes that can be turned into rentals. Metro areas with the biggest drops in for-sale signs include Sacramento and Orange County in California and the Virginia suburbs of Washington, D.C.

The recent headlines give a mixed picture. On Monday, the Census Bureau reported that new home sales in September were at a seasonally adjusted annual rate of 464,000 units, down 33% from September 2007. The median sales price for new homes in September was $218,400, down 9% from a year earlier. Last week, the National Association of Realtors said sales of previously occupied homes in September edged up 1.4% from the depressed year-earlier level, the first such rise since November 2005, largely reflecting sales of foreclosed homes.

Ever Dream of living in the Willo

How to Buy a house in a Real estate market Fueled by FEAR

6.Visit a mortgage broker and get pre-approved. Then sit down with your pre-approval and work out what the numbers..you don’t end up overextending yourself.

7.Can you still buy groceries, pay your utility bills and maintain your desired lifestyle without a big drain on your finances?

8.You must speak to a real estate agent who has a pulse on local neighborhood values - for current and past markets.


Don’t settle for less than someone who does their due diligence and housing homework.

Metro Light Rail-Right Around the Cornor Downtown Phoenix


It's a Party!
Living,Working &Playing in Downtown Phoenix about to become easer.
The grand opening of METRO Light rail is Saturday and Sunday, Dec. 27 and 28, with all train rides free. Ride free on Dec. 29, also! Station celebrations will be held Saturday from 10 a.m. to 5 p.m. Saturday activities will occur along the entire 20-mile METRO alignment. There will be music, activities and exhibits at many park-n-ride and light rail station locations. Because we expect a lot of Valley residents to join us in marking this piece of Arizona history, we’ll also have shuttle buses to get you back to your car if the trains get crowded. Rides will run from 10 a.m. – 8 p.m.
Sunday will offer a more low-key opportunity to explore the METRO system, its beautiful stations and the Valley’s light rail destinations. Rides are still free from 10 a.m. to 6 p.m., so if you’re not big on parties, plan to explore METRO on Sunday.

2008 US City Rankings - Thinking Green


The 50 largest cities in the United States are at least thinking green, according to the 2008 SustainLane U.S. City Rankings released Monday.

The top five cities this year are Portland, San Francisco, Seattle, Chicago and New York.


SustainLane ranks the cities in 16 different economic, environmental and clean-tech categories.
"The SustainLane U.S. City Rankings speak ... to the local leadership found across America and how mayors, city councils and their offices of sustainability are preparing their cities for resource deficits due to high gas and energy prices, rising food prices said James Elsen, the CEO of SustainLane Media, in a press release.



This year, SustainLane found trends that helped raise municipal scores across the board. One of the biggest is the general mainstreaming of the green movement. City Officials nationwide are considering the sustainability of their cities, appointing sustainability offices, creating climate change plans and mandating green municipalities.
