Phoenix AZ Bargain Hunters

Here in Phoenix we are heading into the slower holiday months of November and December, tis the season..for...Buying that home?? Things are shaping up for a better 2009.
City agents confirm that the Investors are out in groves buying the deals.

Less homes on the market, lower prices and if the experts are right, a lot of folks here in the Phoenix Az area withdrew a ton of cash from the markets and might be looking for somewhere to invest... Obviously, hard to say... the City agents I've been speaking with confirm that cash is still king...

So where has all the excess inventory gone, ask the Wall Street Journal...

Bargain Hunters Help Shrink Housing Glut

Lower home prices are luring some buyers back into the U.S. housing market, but foreclosures and a weakening economy are likely to keep downward pressure on prices for at least another year, economists say.

A quarterly Wall Street Journal survey of housing data in 28 major metro areas shows that the glut of unsold homes listed for sale is shrinking in most of them. In many cases, sales have been stimulated by investors who are grabbing what they see as bargains on homes that can be turned into rentals. Metro areas with the biggest drops in for-sale signs include Sacramento and Orange County in California and the Virginia suburbs of Washington, D.C.

The recent headlines give a mixed picture. On Monday, the Census Bureau reported that new home sales in September were at a seasonally adjusted annual rate of 464,000 units, down 33% from September 2007. The median sales price for new homes in September was $218,400, down 9% from a year earlier. Last week, the National Association of Realtors said sales of previously occupied homes in September edged up 1.4% from the depressed year-earlier level, the first such rise since November 2005, largely reflecting sales of foreclosed homes.

Ever Dream of living in the Willo

Now here is your chance!! 239,500 ...

Was heading down to the Farmers Market this morning and thought I would STOP by and view this New Listing that just came on the market.. This home is well worth the money.... Just to live in the Willow.. To be Nestled in the very heart of urban Phoenix. I love this neighborhood.. and the lot is huge.

SF: 1,104 239,500 ... Charming home located in the Willo Historic District! 2 bedrooms/1 bath home has been updated somewhat and shows great! Wood floors, master bedroom has a sitting room, separate exit for 2nd bedroom could be an office. To my surprise there was basement. The basement was at least a 9' x 12' it would make a great canning cellar, working fire place and more! This is a find...

If you are a fan like me , or just interested in homes from the 1920’s through 1940’s, then the Willo is for you. The Willo has a wide variety of architectural styles, all nestled in the wonderful area we call the Willo Historic District of Phoenix. A hundred years ago, this was farm land on the outskirts of town, Then in the early 1920’s, a few Bungalow style homes were built, and Willo became a suburb.

Cottage Living Magazine profiled Willo as one of the top ten cottage communities in the United States. More info on Willo Neighborhood News or Map of the Willo The Phoenix Historic Preservation Commission(HPC) implements the responsibilities of the city Historic Preservation Ordinance. There are many Financial Benefits to owning a home in a Historic District which include grants from the city to help with exterior rehabilitation as well as property tax reductions. Optimal time to buy in Phoenix

This is the optimal time to buy a home in Phoenix

Who should be buying residential real estate in Phoenix right now? YOU!!!
If this just might be your magic moment.
Interest rates are still deliciously low, but both current events and long term trends suggest they’re headed higher. If you are a 1st time home buyer, you will be buying your next home at a bargain-basement price.
I have sold 2 homes this month alone in Tempe, Mesa to college students, their parents are looking to snap up deals on condominiums and homes while prices are so low.

First-time home-buyers are taking advantage of this market, as well, with low-down-payment.
This is a great time to own a home in Phoenix.

The Investors, have already figured that out. It’s very easy to acquire a home in a commuter-friendly suburb that will be cash-flow positive from the first tenant. Investor loans can be hard to obtain, but prices are so low that many investors are simply paying cash.

Evaluate Your Physical and Financial Situation
I came across this today as I was having my coffee. I thought it was great info for the 1st time home buyer, so decided to put it on my blog... THX Frontdoor

If you're selling real estate here in the City, you have a pretty good idea where things are headed... prices are not going up, mortgages are harder and harder to come across and the bad agents are going away...

How to Buy a house in a Real estate market Fueled by FEAR

Are you having a Hard Time pulling the trigger finger on the HOUSE of your dreams?

You’re not alone, Many home buyers are looking, waiting ,looking, drooling … looking, longing … looking and wanting to buy a house.

Why don’t more make a move, when it’s a fact that in many real estate markets throughout the country, Prices are LOW the lowest in 6 yrs. here in Phoenix.

Fear turns the dream of homeownership into the perceived nightmare of high risk. In most cases, fear is the number one culprit in letting go of your housing dreams:

Fear of Wall Street worries.

Fear of employment security.

Fear of buying at the wrong time

Fear of the current state of finances in the country.
A lot going on in your head.

There’s a little bit of fear (in the real estate market). It is always hardest to react when you’re afraid. All the money to be made is when you go against the trend.

This is when you want to buy, FACE the FEAR and Do It Anyway's

How do you buy a house in a real estate market fueled by fear?
It will take a little courage these days to buck up and buy your dream house.
It will take a little courage these days to move from the wish list to the shopping cart.

It will take a little courage these days to shut out the noise of worry and negativity and follow your own path.

The first key is to realize your intention..
1. Write it down.

2. Verbalize it.

3.Visualize it.
4. Next, gain knowledge.

5.Get at least three referrals for a mortgage broker from your local real estate agent and from trusted friends or co-workers who have made a recent move.

6.Visit a mortgage broker and get pre-approved. Then sit down with your pre-approval and work out what the numbers..you don’t end up overextending yourself.

7.Can you still buy groceries, pay your utility bills and maintain your desired lifestyle without a big drain on your finances?

8.You must speak to a real estate agent who has a pulse on local neighborhood values - for current and past markets.

Don’t settle for less than someone who does their due diligence and housing homework.

For a buyer right now, inventory is higher and in Phoenix Arizona, current real estate prices are at 2002. It is TIME to Buy your Dream HOME .... Send me an E-mail

Historic Phoenix Low Prices & Plenty Homes to go Around

Weather you are buying or selling a historic home, you need a realtor who can give you expert advice. Prices are Low and it's time to Buy that Historic Home you thought you could never afford...

Nestled in and around the Downtown and Central Phoenix areas lie a variety of Historic Districts, each with their own unique style and appeal. Vintage Homes range from charming 800 square foot Bungalows to luxurious Spanish Colonials sprawling over 5000 square feet. These "one-of-a-kind" properties beg to be lived in, loved and cherished. Some sport panoramic views of downtown or Central Avenue high rises… Others sit quietly on a block of mature trees, flowers and solitude … All of these homes make up an area with distinctively different architecture and most importantly , a sense of place and belonging.
To own a home that looks like nothing else in the neighborhood. To select an exterior paint that doesn’t dress another home on the block, but fits yours like a fine suit. To sit on your front porch and watch the evolution of an area is inestimable. These are the Historic neighborhoods where most know your name and share in a closeness not achieved elsewhere in the city. These are areas to take PRIDE in, to covet, to enhance with your own special ideas.

The Phoenix Historic Preservation Commission(HPC) implements the responsibilities of the city Historic Preservation Ordinance. There are many Financial Benefits to owning a home in a Historic District which include grants from the city to help with exterior rehabilitation as well as property tax reductions. There are currently 34 Historic Districts in the city of Phoenix.

Camelback Corridor

Camelback Corridor - Camelback Corridor and Arcadia is one of Phoenix’s most popular regions. Camelback Corridor to us runs from approximately 44th Street, west along Camelback Road, to about 12th Street.
It also runs north and south from Camelback Road from about Bethany Home Road to about Osborn or so. Homeowners in this established part of the city enjoy fabulous views of two stunning natural landmarks, Camelback Mountain and Piestewa Peak, formerly known as Squaw Peak. Residential neighborhoods in the Corridor, such as Arcadia and Biltmore, contain stately homes surrounded by mature trees and clean landscaping. Camelback Corridor is largely defined by Biltmore Fashion Park and the intersection of 24th Street and Camelback. The area thrives with high rise condo buildings.

2008 US City Rankings - Thinking Green

The 50 largest cities in the United States are at least thinking green, according to the 2008 SustainLane U.S. City Rankings released Monday.

The top five cities this year are Portland, San Francisco, Seattle, Chicago and New York.

SustainLane ranks the cities in 16 different economic, environmental and clean-tech categories.
"The SustainLane U.S. City Rankings speak ... to the local leadership found across America and how mayors, city councils and their offices of sustainability are preparing their cities for resource deficits due to high gas and energy prices, rising food prices said James Elsen, the CEO of SustainLane Media, in a press release.

This year, SustainLane found trends that helped raise municipal scores across the board. One of the biggest is the general mainstreaming of the green movement. City Officials nationwide are considering the sustainability of their cities, appointing sustainability offices, creating climate change plans and mandating green municipalities.

The full report is available on the SustainLane website.
