Buying a NEW HOME? Bring Your Buyer’s Representatives with you a Realtor

Bring Your Buyer’s Representatives a Realtor
Why Every New Home Buyer Needs the Representation of a Realtor
One important, if difficult, growth area is new home sales and here in the Phoenix Area buyers who are searching for a Newly Constructed or yet-to-be-constructed home. Unlike conventional home buyers, these buyers are generally less knowledgeable about real estate than the HOME SELLER ARE, since the sellers of NEW HOMES are DEVELOPERS and that’s what they do for a living. Because of the special complexities of a new home purchase, BUYERS are in desperate need of representation and counseling. Buyers NEED there OWN Representation..

Realtors Are Your Advocate During the Process * Bring A REALTOR * The new Home Builder has you sign a waver letting you know that THEY represent THE BUILDER NOT YOU!

Employing the services of a Realtor, particularly when purchasing a newly constructed home, will give buyers an extra line of defense against many of the common issues that arise during the buying process.
Rather than battling the builder ALONE when problems arise during construction, your Realtor will take matters into their own hands and work to assure that any problem is corrected in a way that is suitable to you.
With plenty of mediating experience between buyers and builders, an experienced Realtor knows what needs to be done to get the desired results.
newhome3Realtors are also experienced in contracts and contract negotiations. While the wording of a contract may be somewhat cryptic to the buyer, a Realtor can clarify any wording that is confusing and work to get changes made to contract stipulations that are unsuitable. This will help to prevent misunderstandings and misleading contract terms that are binding, once a purchase agreement is signed.

Still Want to Go It Alone?

While some have successfully purchased homes directly from a builder, buyers should ask themselves if this is a risk that they are willing to take. In most cases, the peace of mind and protecting that is given by using a Realtor is well worth their commission. By choosing to purchase a newly constructed home through a Realtor, the likelihood of a positive outcome is almost assured, from start to finish.

Thinking about buying a Home? Better have all your ducks in a row.

“With the housing market beginning to level off here in Phoenix area, many people feel that now is the time to invest in a home, weather your a 1st time buyer or just moving up.

Have you been online looking at homes, driving neighborhoods checking out open houses. Then I am sure you have realized that homes are flying off the market, homes are moving fast here in Phoenix. So you better have all your ducks in a row.

Are you confused about how to started lining up those ducks or have a few simple questions?

One of the first to-dos in the home buying process is to get your finances in order and get a pre-approval from a lender.  Start shopping for your loan.  This will take the guess work out, you will know exactly what you are qualified for and that you ARE qualified.
Putting you ducks in a row.  Finding the right loan and lender is very important to your home buying success. I always suggest speaking with at least three lenders before you decide which loan to take. You may be surprised!

A mortgage broker looks at several different loan companies to find you the best interest rates and programs out there.  However, your small local bank or your credit union may have options as well that will save you money.

The lender will perform an extensive check of your finances including your credit rating, whether or not you're a first-time buyer, what your debt load is, how much money you have to put as a down payment, etc. This figure will be a much more reliable estimate of what you can afford.

In most markets, pre-approved buyers are preferred over those that are merely pre-qualified. Being pre-approved lets the seller know you have gone through an extensive financial background check and there should be no unexpected obstacles to you buying their home. After finding a loan with the correct terms you can begin shopping for a home. NOW that putting you duck in a row.

Grilled Chicken Breast Stuffed with Fresh Mozzarella & Basil

I was on my way back east to visit my sister and read this recipe on the plane in a cooking magazine Fine Cooking  made my mouth water, thank you fine cooking. Chicken breast, stuffed with fresh mozzarella and basil and wrapped in prosciutto.
I knew right then, I was going to making this dish. The combination of the mozzarella, basil (Caprese) then the prosciutto. Now your talking fabulous flavor combination, the fat in the mozzarella and prosciutto also help   keep the chicken moist throughout grilling.

Ingredients

  • 4 prosciutto slices
  • 8-10 fresh basil leaves
  • 1/4 cup freshly grated mozzarella, or  fresh mozzarella, thinly sliced
  • 2 skinless boneless whole chicken breast, or 4 halved breasts
  • salt & pepper to taste
  • little olive oil  (rub on breast so they don't stick to grill

Preparation

Prepare grill.

Wash and dry  chicken, remove skin from each breast, cut it through the middle starting at the thicker end until it is nearly cut through, and open it up so it lays flat like a book. Don't cut through, careful.  Season chicken with salt and pepper.

Slice  fresh mozzarella and lay in chicken pocket then top with 2-3 basil leaves then fold the chicken closed.
Spread prosciutto slices out evenly on counter (careful not to rip the prosciutto), Place the chicken on top of the prosciutto slice and start wrapping a slice of prosciutto around each breast to hold it closed  then brush lightly on both sides with the olive oil..

Time to grill, Grill chicken on a lightly oiled rack about 5 minutes on each side. can also fry if you don't want to grill.

Coronado Historical Homes For Sale
Have you ever wanted to live in Historic Downtown Phoenix? Well now is the time to to buy...OPPORTUNITY IN CORONADO!! Live, Work & Play

Located in midtown Phoenix, our Coronado neighborhood (often called Greater Coronado) covers approximately 1-1/2 square miles and includes about 5,000 households (see map below). Three historic districts -- Brentwood , Coronado, and Country Club Park-- make up much of the neighborhood. Hundreds of small businesses thrive on our periphery. The western side of the neighborhood was constructed largely between 1920 and 1930 and reflects the California Bungalow and Spanish Colonial revival building styles; the northern side is predominantly the ranch styles common of the 1940s. Throughout the neighborhood you'll find the occasional contemporary in-fill home. Much of our neighborhood falls within the Phoenix Historic Preservation zoning guidelines.

Coronado neighborhood is centrally located and has direct access to the major freeways, very close proximity to the Phoenix downtown & central corridor, the "arts district", the new light rail line, and three major hospitals.

Showing Tips for Home Sellers

When a  potential buyer walks into your home for the 1st time       (THIS IS ) the most influential moments in their decision process, so your preparation is very important, courtesy of Trulia.

1. Silence the strange sounds
Creaky floors and stairs, wobbly handles, rattling windows, and loose doorknobs may seem like minor annoyances, but they contribute to making your house feel like it’s in poor repair. A new doorknob or oil on a squeaky hinge is a cheap, quick fix that can go a long way toward making your home feel quiet and well-built.
2. Clear the way: de-clutter
Clear off your counter tops. Any flat surface should be as bare as possible. Closets, cabinets, kitchen counters, desks and your bathroom vanity should be as clear as you can manage. Tuck away anything you won’t absolutely need while your house is being shown, or hide bins with your most-needed items in a cabinet where they’ll be easy to retrieve but out of sight. Move excess furniture and clothing to storage or donate it. A buyer needs to be able to imagine how they’ll live in your home, and it’s harder to do that without a blank slate. Think of it as an experiment in minimalist living.
3. Consider staging to speed up the process
Home staging professionals are experts at using furniture, placement, lighting and accessories to make the best possible impression on potential buyers. They can stage both your home’s interior and exterior, including your deck, patio or yard. Staging can dramatically reduce your home’s days on market and make a hard-to-sell property move that much quicker. Ask an agent if staging makes sense for your home; a higher selling price will often make up for the cost.

It can take little effort to make a big difference in the way a buyer sees your home,  an expert agent can help you prioritize repairs, decide whether to remodel, and recommend professionals to help you get everything done. contact Linda Wieczorek Realtor 602.391.8246 for questions about preparing your home for sale..

New Advisories - Tenant Advisory - Lease Owner’s Advisory.

New Advisories AAR recently introduced two new advisories to make your job easier: the Tenant Advisory and a Lease Owner’s Advisory. Each advisory provides the consumer with a wealth of information relevant to residential rental transactions with citations to applicable portions of Arizona’s Residential Landlord & Tenant Act.

 See complete story

In an effort to further educate tenants and lease owners (aka landlords) about their rights and obligations in conjunction with residential rental transactions, the Arizona Association of REALTORS® (AAR) has developed two new consumer advisories. As of March 28, 2013, AAR will maintain on its website a Tenant Advisory and a Lease Owner’s Advisory.  Each advisory provides the consumer with a wealth of information relevant to residential rental transactions with citations to applicable portions of Arizona’s Residential Landlord & Tenant Act. Designed to be utilized online, the documents direct consumers, via hyperlink in the electronic version, to sources of additional information.
For organizational purposes, each advisory is divided into sections. The Tenant Advisory consists of four sections:
  1. Common documents a tenant should review;
  2. Tenants rights and obligations;
  3. Additional information; and
  4. Additional resources.
Because many real estate licensees will seek to have the tenant acknowledge receipt of the Tenant Advisory, the last page consists of an acknowledgment that contains a signature block and prompt for the tenant’s initials.

The Lease Owner’s Advisory similarly consists of four sections:
  1. Owner’s responsibilities and statutory requirements;
  2. Common documents and disclosures;
  3. Lease owner’s rights and obligations; and
  4. Additional resources.
The final page of the Lease Owner’s Advisory contains a list of ten questions a lease owner should ask when considering having their property professionally managed.
Use of these two advisories should result in more informed tenants and lease owners by providing each with valuable resources and guidance. AAR will routinely update these documents on its website as laws change and new issues arise.
AAR would like to thank the following individuals who served as members of the workgroup that drafted the advisories: Trudy Moore (Chair), Martha Appel, Sue Flucke, Kim Horn, Jacquie Kellogg and Frank Russo.

Polish chicken and dumplings my WAY

I love chicken and dumplings, and always have.  If I see it on a menu I order it.  My problem is "I have never made chicken & dumplings that I like." (9 out of 10 times it good, very good, but not what I am looking for.  I am very critical of my chicken & dumplings. I am always looking for the perfect dumpling recipe. The soup stock I can make, it's  the dumplings. I like the heaver, dense dumpling.  My hunt for that perfect dumpling continues!

    IMG_20130428_105832_965.jpg        Dumplings

British / Irish  typically make dumplings from flour, fat and a leavening agent, and flavor them with spices or herbs. The dumplings are boiled or steamed and served in a stew or soup. In Italy, ravioli is made from a flour dough that is cut into squares and filled with meat or cheese and boiled, myself I love the Italian gnocchi, I am crazy for gnocchi, my favorite. Gnocchi  are small dumpling made from potato & flour that is boiled and served with a sauce, gravy or pesto. I love a roasted tomato pesto with my gnocchi and love to add gnocchi to soup.
Then the popular American dish chicken and dumplings,  pieces of dough boiled in a chicken-based soup. Scandinavian, northern Europe cooking often uses potato dumplings, or  flour dumplings.. In German / Hungarian cooking, a variety of dumplings can be found, German spatzle (a small, boiled dumpling made from egg and flour) to sweeter dumplings made by wrapping fruit in a dough and baking it.  I love dumpling,  lets see what I can do today.

I just found a recipe on line for  Polish Chicken and Dumplings   Making it my own..

      IMG_20130428_174903_623.jpg
    • 1 (3 pound) chicken I used 6 leg quarters
    • 1 onion, chopped
DUMPLINGS: This makes a lot of dumplings.. and it's all about the dumplings.

FIRPTA Says You Better Find Out , Is the Seller a “Foreign Person”?

Getting ready to close a property tomorrow where the seller is Canadian.. This came up..

The Foreign Investment in Real Property Tax Act (FIRPTA) is a federal law that requires a “foreign person” to pay tax on the Real estate gain.  However, the law does not charge the seller with insuring compliance. The law requires the buyer to determine whether or not the seller is a “foreign person” (basically a non-resident alien). If the seller is a “foreign person” as defined by the statute, then the buyer must withhold 10% of the sale proceeds at closing. If the law applies to your purchase, then within 20 days of the sale, you are required to file Form 8288 with the IRS. Along with the form, you submit 10% withholding. It is important to know about FIRPTA, because if you do not withhold the required amount, file the form on time, and submit the withholding, penalties do apply. If the buyer fails to determine that the seller is a foreign person and thus fails to withhold 10% of the proceeds, the buyer is liable for the 10%. WOW! Significant.

(FIRPTA) is becoming bigger and bigger, as foreigners grab all those bargains in the U.S. over the past 3-4 yrs. Now those  buyers “foreign person” (basically a non-resident alien) are starting to sell all those bargains. So Buyers beware if your seller is a “foreign person”.  because the IRS will look at you when they sell, better withhold 10% of the sale price.
